1. RESERVATIONS. Provisional bookings will be held for a short period of time. A reservation will only become a booking once we have received a booking form, confirmed availability and received a deposit. (25% of the total cost of the holiday). No contract is made until this has been completed. Guests may only occupy the property for the holiday dates stated and agreed to at the time the booking is confirmed. No reduction will be made for temporary absence or premature departure from the original dates booked.
2. BALANCE. The balance of any booking is to be paid 6 weeks prior to the start of your holiday, or at the time of booking if within this period.
3. ARRIVAL / DEPARTURE TIME. Your cottage will be ready from 4.00 pm on your arrival day and you will need to vacate the cottage promptly by 10.00 am on your departure. We allow early arrivals and bags may be left in our barn, however, all bags are left at your own risk.
4. OCCUPANTS. Only the named guests and number of people specified on the booking form may occupy the accommodation.
5. CARE OF THE PROPERTY. The hirer will take good care of the accommodation, and will leave the cottage in the same state of cleanliness and general order in which it was found on arrival. (Cleaning materials, hoover etc. are in each cottage). All personal waste must be removed from the property at the end of the stay.
6. CANCELLATION. If you should have to cancel your holiday, please inform us as soon as possible and send confirmation of cancellation in writing. In the event of a cancellation you will still be liable to pay the total amount due. However if we manage to re-let the cottage 75% of the total price will be refunded. We advise you take out holiday cancellation insurance.
7. HOLIDAY INSURANCE. We recommend you take out your own private holiday insurance. We will not be held responsible for any personal injury or loss/damage to personal belongings or vehicles while staying at the cottages.
8. LIABILITY. The hirer is responsible for all members of the party. If there is any damage or breakages to the property or its contents, the hirer is responsible to report them to us and will need to cover the cost if requested to do so. Please inform us, preferably before the end of your stay or ASAP. We advise you have adequate Insurance. Behaviour, if you or any member of your party causes a nuisance of themselves, causes offence or danger to others or risks damage to others property or fails to observe the booking conditions, we reserve the right to ask you to vacate the property. If these circumstances occur the booking is terminated, without any compensation being payable to you.
9. UNFORESEEN CIRCUMSTANCES. We reserve the right to cancel a booking already made if the property becomes unavailable through circumstances beyond our control. Full monies will be refunded but we shall be under no further liability.
10. NO SMOKING OR VAPING. Strictly no smoking or vaping is allowed in the cottages. You are welcome to smoke/vape outside. Please dispose of cigarette ends responsibly.
11. SUPERVISION OF CHILDREN. Children must be supervised at all times while in the garden and when using the play equipment. Guests should exercise their own discretion as to the safety of this for their own particular children. WE CANNOT ACCEPT RESPONSIBILITY FOR ANY INJURIES OR ACCIDENTS THAT MAY OCCUR FROM USE OF THE PLAY EQUIPMENT. Please note, for safety reasons children are not allowed to access the fields without an adult. (Pond and River are accessible).
12. PETS. Whilst we welcome small/medium well behaved dogs, we respectfully ask that they are kept off furniture and beds. If they need to be washed off, we have an outdoor tap fitted with a hose pipe for you to use, please ask and we can provide this to you. If you have a slightly larger dog and are not going to have full occupancy we may still be able to accommodate you. Your dog is part of your family and must not be left unattended at anytime. They must be kept on a lead and only allowed to run free in the designated area. Flea & worm treatments must be up to date and all dog mess must be picked up before the end of your stay and disposed off sensibly. Please make sure your dog does not disturb other guests or our livestock.
13. FIRES. A log burner is currently available for guests to use in Beech Cottage. We ask that guests use caution when lighting this and note that the owners cannot be held responsible for any accidents or injuries as a result of using the fire. Only kindling and logs provided are to be used in the burner. Additional fire kits of kindling and logs are available to purchase at an additional cost of £5.
14. HOT TUBS & SWIMMING POOL. ALL guests wishing to use the Hot Tub and/or pool must comply with the Usage Instructions – which are available to read below and posted in the property itself. The private hot tubs are for adults and children over the age of 5 only and only those who are named on the booking form. We do expect guests to adhere to common sense and follow the safety instructions below which are also posted in the property itself.
To ensure the safe and enjoyable use of the hot tub and pool, we request that you read through and adhere to the rules:
BEFORE
* Please note, chlorine is present in the water
* We strongly advise that pregnant women DO NOT USE the hot tub
+ People with skin, ear, genital or other bodily infections, open sores, or wound should NOT use the hot tub or pool because of the possibility of spreading infection or irritating your condition
* Never use the hot tub while using or after using narcotics or other drugs that may cause sleepiness, drowsiness or raise / lower blood pressure
+ Use the toilet and shower with soap and water BEFORE and AFTER using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc. which reduce the effectiveness of the spa sanitiser which disinfects the water. Showering also help prevents bacteria transfer. Not showing / washing will reduce the effectiveness of the filtration system
+ Ensure swimwear has been thoroughly rinsed before entering the water (new swimwear can cause discolouration to the water)
+ Please wear appropriate footwear to and from the hot tub and pool to avoid transferring dust / grass/ debris into them
+ Beware of slippery surfaces in and around the hot tub and pool
+ Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the water without prior consultation with their doctor
+ Avoid using the hot tub and/or pool immediately after a heavy meal
+ Avoid entering the water immediately after exercising as the water temperature can affect heart rate
+ Strictly no walking or sitting on the hot tub and pool lids
DURING
+ Limit your time in the hot tub to a maximum of 15 minutes, with a 20 minute cooling off period before getting back in to lower body temperature. Long exposures at warm temperatures can cause high body temperature. Symptoms may include dizziness, nausea, fainting, drowsiness, and reduced awareness, resulting in possible drowning. Prolonged immersion in a spa may be hazardous to your health
« You must not wear sun tan lotions, spray tans or skin creams in the hot tub. Bacteria from bodily functions, sand, salt water, sun cream, body lotion, sweat etc. destroys the chemicals that are used to keep the units clean. Self-tan products are a problem, so if you wish to use a hot tub or the pool please avoid using these products while staying with us. Fragrance oils are also prohibited from being use in our hot tubs as they make the unit very slippery and dangerous.
* Please do not go from one unit to another without showering in between.
* The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness
* Never use the hot tub and/or pool alone. You must not exceed the maximum number of bathers (one per seat).
+ Take care when entering and leaving the hot tub and/or pool.
* When leaving the hot tub leg muscles may be relaxed enough to make you unsteady
* Do not use electrical appliances in or near the water
* Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the waterline
* All children MUST be supervised AT ALL TIMES
* Parents are advised to warn children not to let water into their mouths as this can cause infection or illness
+ Never use glass in/near the water as broken glass can cause a risk to people with bare feet and is very difficult to see within the water
« If the water becomes dirty which in turn clogs up the heater pump then the hot tub may cut and not work correctly. If this happens, you must notify us immediately and stop using the hot tub
+ Take care on the decking as water can cause it to be slippery
* No food or drink to be consumed whilst in the hot tub and/or pool
AFTER
* When not in use, make sure the hot tub cover is down, secured and locked. Take care
when closing the lid to avoid injury
+ If any fault or damage occurs with the hot tub and/or pool, please contact us at the earliest convenient moment
+ If an allergic reaction occurs leave the water and rinse off in the shower. If the reaction persists, contact us or go to a local doctor or A&E
+ Do not turn the isolation switches off as the power needs to be on to carry out the cleaning cycles
+ Shower and dry off properly
+ Please take care when returning to the cottage from the water, wear appropriate footwear to avoid slipping
Your health is important, dirty water breeds bacteria at high temperatures making the water unsafe to use. There will be no refund to you as clean bathing has not been followed. (If this is the case you will be informed). Due to daily maintenance do not use the private hot tubs or pool outside of the stated times. Regular water checks are carried out and chemicals are added when needed. If we find you have caused damage to your hot tub it will be shut down and no refund given, you will be required to cover the costs of the repairs. If damage is found on the pool it will also be closed until it is confirmed who caused the damage, and they have agreed to pay for the repairs. Please note if the pool is damaged you affect other guests holidays. If we have to refund other guests you will be liable to cover these costs as well.
The private hot tubs and pool are extra facilities that you pay for in addition to your accommodation. If a private hot tub or the pool is unavailable for use due to extensive maintenance or repairs, no reduction will be made to the cost of your accommodation.
